Kitchen Renovations -To stay and to sell

Thinking about a kitchen renovation? Have a look at this article for some key things to keep in mind.

There really is no shortage of reasons to renovate your kitchen. Perhaps you’re tired of your old oven and want something a little more modern, or perhaps you’re ready to sell and want to change out those old cabinets.

We are going to break down the things to keep in mind when renovating your kitchen:

    Renovating to sell

If you’re about to sell and move to somewhere else, here’s what to keep in mind if you’re thinking of renovating:

    • Prioritise fixes over additions. Forget new cabinets for a moment; replace those damaged fixtures and get an electrician in for that stove with a broken clock.
    • Keep it neutral. You’re not designing for yourself here, but for future buyers, so forget that lime green feature wall. Design for the widest possible market.
    • Ask an expert and book in a consultation. What budget do you have? What are the current trends?

    Renovating to stay

If you aren’t planning on leaving your home anytime soon, there are a few things to consider with your renovation:

    • Will your family change? You may want a more spacious kitchen for growing kids, or a smaller space if they’re planning to leave home.
    • What’s important to you and your family? Space? Open plan living? Storage?
    • Kitchen a little dark? Consider skylights or additional windows.

    How to get started

So you want to transform your boxed in galley kitchen into a beautiful entertainer’s dream? Great! But how do you get started?

How much should I budget for on a house extension?

You don’t have to go to the expense of buying a new house, when you can extend your existing home! Building an extension can be a cost-effective way of creating more space, with costs starting at around $2,100 per square metre depending on your situation.

Ground floor extensions are typically more affordable than converting the loft or excavating basement space. Renovation costs for a same level extension are roughly between $60,000 and $200,000 depending on your situation, including material, labour and project management (ready to move in).

As a rough guideline, earmark around $60,000 for a one-bedroom addition to your home. Smaller renovations may work out slightly more expensive per square metre than larger renovations as many of the overheads such as council permits stay the same. It’s best to get a fixed price from your renovation consultant before the project starts to ensure your renovation comes in on budget. If your budget is tight, focus on the things you really need and start a list of possible ‘wants’ to add to your home further down the track.

Early estimates from your chosen building provider are usually a guideline based on a series of assumptions. Even when you get the actual quote, plan in a contingency budget of at least 15% for unforeseen problems and extras. This will help you cover expenses such as having to repair leaks or taking care of structural problems without jeopardising your renovation project.

Your builders will work from architectural plans. Major building work typically requires Building Consent from the council and in addition Resource Consent may be required. Your architectural designer or building project manager should be able to let you know if you need this.

Once the drawings for your project have been accepted by council changes become very hard to implement. Concept Drawings of a renovation are very useful. They show you what your finished renovation will look like. While they may be a little more expensive than line drawings, they help save money in the long run as the likelihood of having to change or alter your plans further down the track is reduced.

Simple Interior Renovation Ideas for the Modern Home

Freshening up the look and feel of your home doesn’t have to involve a full blown renovation. Sometimes a simple alteration or addition can inject the breath of fresh air you’ve been looking for.

Be inspired by our top 5 tips for modern interior renovation projects that are beautiful, affordable and on trend.

    1. Mixing Old and New

Feeling frustrated by your old, frumpy house? Or perhaps you feel like your shiny new home is lacking warmth and character? The good news is that the solution to these problems is simple: Contrast. The juxtaposition between vintage and modern is the perfect way to add a trendy spin to your interior. Start small by choosing vintage fabric for some new cushions or a chic and shiny copper lamp for the lounge room. Go bigger by hiring a builder to alter your outdated floor plan with a new, open plan living area.

    2. Be Multi-functional

The old rules for home building and renovations simply don’t exist anymore. The lines are blurred and it’s right on trend to give each room a number of different purposes. Kitchens double as dining rooms, bathrooms as workout areas and verandas as extra rooms. Embrace this trend by decorating your home mindfully. Aim to make each room welcoming so you want to stay and enjoy the space rather than just pass through.

    3. Go Natural

In recent years, there has been a shift towards more natural, eco-friendly interiors. It’s time to introduce wood, concrete and textural fabrics into your living space. Think about commissioning a beautiful handmade wooden table or chairs for your dining room. Alternatively, talk to your local builder about a minor renovation that will allow you to bring the outdoors in. Big floor-to-ceiling windows, a deck, or a new outdoor entertainment area can be the perfect way to introduce the beauty of nature into your contemporary home.

    4. Embrace Colour and Texture

Play with colour and texture to make your living spaces aesthetically interesting and trendy. You could plan a DIY project or hire a professional to install a feature wall or a textured splashback. If you’re looking for something a little easier, a pop of colour with a new pillow, throw or shelving backdrop can make all the difference.

    5. Light It Up

Using interesting lighting and making the most of natural light can make your home look more luxurious, spacious and comfortable. Designer lamps or shades are a great way to add colour, style and light to your living areas. You could even go one step further and hire an expert to install a skylight or big open windows to let the sunlight in. You’ll be amazed at the results.

    Forget the Rules

When it comes to interior design and renovation, the rule book is out the window! There’s plenty of ways to ramp up your style, from something simple and easy to a full-scale renovation or alteration. So what are you waiting for?
